The late Victorian building, Evelyn Mansions, is in the West End of London, just off Victoria Street, which links Victoria Station and the Houses of Parliament, across the street from the World  Headquarters of the John Lewis Partnership, and Invensys's Headquarters and adjacent to the new Saudi Arabian Airlines Building. A new neighbour, Cardinal Place is nearly complete, just across Victoria Street from The London Place. Residences in Evelyn Mansions are also currently favoured by business executives plus diplomats of several countries

 One hundred paces --

  • east, brings you to Westminster Cathedral, and shopping along Victoria Street

  • west, to Victoria Station (trains to South and South-East England and Continental Europe and Asia, buses to cities in England, Wales, Scotland and Ireland, and the Victoria, Circle and District Underground lines) or 

  • north, to the Department of the Environment's new Headquarters Building

  • North-east to the new Cardinal Place building mentioned above

  • south on Carlisle Place takes you along a quite and elegant residential street.

Several Department of Trade and Industry buildings are a few minutes down Victoria Street, Buckingham Place is a stones throw away (well, if you use a sling shot). Shopping and entertainment are within easy walking distances.  Most of London's Embassies, High Commissions and HM Government offices are within walking distance.

Gatwick Airport is 45 minutes away from Victoria  Station, on the Gatwick Express which runs every 15 minutes, Heathrow is 40  minutes on the London Underground.  Victoria Bus Terminus is a 5 minute walk.  A bus takes you in 10 minutes to Waterloo Station, the Eurostar Terminal  and thence to the Gare du Nord, Paris, France, or Brussels, Belgium,  in under three hours.  The London City Airport is ten minutes away and from there you can get to the centre of most European Capitals by air.  

The London Place's centre-of-London location and facilities is available to the first serious bidder who needs a UK or  European Union base and offers the asking price for the 60 year lease on apartment, furnished, unfurnished or to sublease the apartment unfurnished for at least two years on an option to buy basis.    US Dollar investors should note that buying this apartment is an excellent way to stop further losses from devaluation of the US Dollar.   Those who doubt that the the dollar will continue to lose  value, should consider that such is the declared aim of the President of the United States, the Chairman of the Federal Reserve Bank and [at the last count] 1,306,313,812 citizens of the People's Republic of  China, whose yuan is tied to the US Dollar. General Background Information on Leases

After  lengthy Leasehold Valuation Tribunal (LVT) hearings, the management of Evelyn Mansions was taken over by Gross Fine, nominated by the residents, on 1 January 2000, for five years, to supervise a five year major [£5-Million +/-] and thorough program of renewal and refurbishment  of the outside, including the roof, of EM and all common spaces and facilities [eg wiring, plumbing, heating, decorations, and even a new, common, roof-top satellite dish and digital antenna system extending to each apartment and a new video-phone entry control system .  The residents, including the Owner of The London Place (whose share was well over £100k), have already paid the cost of this work.  From now forward, there will be a lengthy [eg five-year] holiday from all such charges, so that outgoings are estimated to be about £3k annually.

As of June 2004, negotiations have concluded between a group of residents and the freeholder to purchase 90 year extensions to the leases on individual flats, bring the un-expired portion to 151 years at a price set by the LVT. Under the new law (see below) the landlord's interest in the un-expired portion ("marriage value") for flats with un-expired terms of over 80 years is zero, if and when  the freehold is purchased under the new 2002 Commonhold and Leasehold Act.  Another group is planning a new round to obtain similar extensions.  If you notify us before the sale, we can join this group and obtain this extension on your behalf, thus avoiding the statutory two-year wait for new residents to start this action.

Also, Evelyn Enterprises Ltd, (E2L) the designated Nominee Purchaser for Evelyn Mansions, under the Chairmanship of Gavin Embry, started proceedings earlier  to purchase the freehold of the building under the 1993 Leasehold Reform Act .  A new law called 2002 Commonhold and Leasehold Act  was passed by Parliament in the Spring of 2002, has received Royal Assent and came fully  into effect during the course of 2002.   This law was lobbied for aggressively by E2L. It is  superior in many ways to the 1993 Act, from the point of view of the leaseholder.  Now that the new law is completely  in place, a simple majority of the residents can apply to purchase the freehold to the entire building at a price determined by the LVT.  After that has been done , the residents can manage their building and determine the terms and term of their leases without reference to the (former) landlord.
